This extensive redevelopment of the existing accommodation formed a new 12 Bed Care Home and Head Office facilities across the Ground, First and Second Floors of the existing Viewpoint Housing Association main administrative building.

What we did

The existing B-listed building remained occupied for the full duration of our sectional completion works with each floor section released unoccupied during the relevant works phases.

We were required to take extreme care of areas outwith the works and put in place considerable protection measures for adjoining buildings, boundary walls, fencing, surfacing and trees.

Given the aged nature of the existing building and paucity of existing services information we were required to locate, isolate and make safe the existing water, gas, electricity, telecoms and drainage mains services prior to commencing works on site and ensure existing installations serving other parts of the occupied building were not compromised at any time.

Our considered approach to site access and safety of all saw us establish segregated temporary access from the main South Oswald Road to our site compound located to the rear of the existing buildings. With the existing busy Viewpoint Housing Association offices and training base, St Raphael’s and Marion House Care Home and the new sheltered housing residential flats all adjacent, restriction of health and safety risk to pedestrians and vehicle drivers was paramount.

Phase 1 & 2 works comprised 2F offices alterations and new Reception Area & Meeting Room with downtakings; new partitions; a new floor over the existing stair void fire upgraded existing doors (Envirograf filmed); new office glazed screens; new finishes; decoration; new kitchen; upgraded plumbing, heating, fire alarm, IT and electrical services and external plant area

Phase 3 GF works to form the new Care Home comprised downtakings; structural alterations; steel beams; new partitions to form 12No Bedrooms and Ensuite Showers; new doors; new ceilings; a Communal Bathroom and Accessible WC; re-instated Residents Lounge; new finishes; decoration; services including new boilers; a new sprinkler system; drainage and external works, new courtyard, hard/soft landscaped areas and security fencing.

The extremely involved all-phases water services, heating, ventilation, electrical and sprinkler system works were Contractor designed and installed.
