what we did

Our initial main contract and follow on phase works included refurbishment of the existing B-listed 1960’s precast concrete frame building, a new build 650 m2 extension set within the historic walled garden at Scotstoun House, outbuilding extension and development to form a new bespoke plant room, extensive hard and soft landscaping works, additional fit out works within existing building and new extension and refurbishment of the remote Cottage Building.

We formed new closed cell offices, open plan working spaces, meeting rooms, kitchens and dining areas, toilets, circulation and ancillary spaces all per Historic Scotland requirements with an absolute condition on protecting, supporting and enhancing the surrounding environment – sustainable approaches adopted throughout with a very high degree of finished quality.

New extension works comprised concrete raft foundations; blown/bubble feature finish precast concrete columns to match the existing listed concrete wall panels exactly; ppc aluminium cladding, windows, external doors and screens; facing brick, cedar and sheet lead wall panels and a warm deck single ply membrane flat roof.

The existing building included like for like replacement steel frame windows (also listed); single ply membrane roofing; pitch pine ceilings; tile, carpet, vinyl and salvaged timber flooring; new kitchen and shower rooms/toilets with luxury range cubicles, sanitary ware and IPS installations.

External works included new brick on edge paths (to match existing) and landscaping – significantly re-contouring and re-turfing the entire walled garden. We provided a new Suds drainage scheme for the harvesting, attenuation and removal of surface water including reed beds, berms and swales.

Heating was new wood pellet Bio-mass boiler powered from the new plant room. Electrics, lighting, power and data installations were all high energy efficiency designed and specified with energy controls throughout.

The project was awarded BREEAM ‘excellent’ rating following close cooperation between design team, Customer, contractor and subcontractors on design, construction, analysis and audit. Our careful cataloguing and precise recordkeeping was recognised at audit and we were highly commended for the quality of our documentation and project control.
